Association Documents
Estoppel and Approval Process
As a condominium association, Santa Clara has an approval process for each new owner. Our bylaws only allow any one person to have an ownership interest in 2 units. We require that all past assessments be paid in full at the time of ownership transfer, which is accomplished through the estoppel process.

Renting Your Unit
Owners who purchase a unit at Santa Clara are permitted to rent the unit within the stipulations of the Bylaws, Rules and Regulations, and state and local government ordinances.

All tenants must be approved and registered with the Santa Clara office prior to moving in.

Rentals are limited to a minimum of 6 months.

You will be required to maintain a City of Key West and a Monroe County business license.

Santa Clara does not allow pets. Emotional support and service animals must be registered and approved prior to arriving on property.

Santa Clara does not provide property management services. You will be required to maintain a local emergency contact for your tenants.
Tenant Registration Process
The following should be submitted to the Santa Clara office prior to move-in.

Rules and Regulations signed by all tenants

Copy of the lease agreement

Photo ID

Registrations for any vehicles kept on property.

$100 Registration fee

New key fobs are $10 each (if needed)
Santa Clara has roam towing. All vehicles, including bikes, need a decal from the office. The security gate and building front door can be accessed using a key fob or our system app.
